Fort Myers Real Estate Market Report September 2013
It’s been interesting summer to say the least. Prices have gone up and the amount of homes on the market have actually dropped some but currently there are about 6900 homes for sale within the entire Fort Myers Florida area. These homes are priced from about $15,000-$7,900,000 but of course this includes all properties such as manufactured homes, mobile homes, smaller condominiums and rentals as well as lots and land.
As far as single-family homes not bank owned or in foreclosures there are 1660 price from $175,000 to $7.9 million. The average listing price for Fort Myers is currently $310,000 which is down over last month about 1%. The median sales price however is up $16,800 or nearly 13% at $146,800. Higher home values are typically along the waterfront of the Caloosahatchee River and in South Fort Myers throughout some of the newer homes subdivisions and gated estate communities.
The more popular neighborhoods remain the MacGregor community, whiskey Creek, pelican preserve, heritage palms and the kernel country club with home prices averaging $250,000-$500,000.
History –
The median sales price hit in 2000 and $260,000 and has dropped until 2011 where it has slowly creeped upwards to where we are today. The number of sales hit its highest 2005 with nearly 5000 homes sold per month. Currently we are at about 1500 sales per month for the Fort Myers area.
